The deposit left unlodged

Collecting the deposit is not enough: it must be lodged with the regional body. Failing to do so is punishable and complicates returning it. We keep track of it for you.

Raising the rent wrongly

It can only be updated once a year, with the agreed index and if it is in the contract. Raising it too much, or when you shouldn't, can be turned against you.

Tension zones

If your property is in an area declared as a tension zone, there are limits on the rent and on its update. We check them before you sign anything.

The IRPF on rental income

Declaring the rental wrongly —or not deducting what you can— costs money. We make the most of the expenses and the reduction you are entitled to.

How much deposit can I ask for and where do I lodge it?
For a primary-residence rental the deposit is one month's rent; for uses other than housing (commercial premises, seasonal lets), two. On top of collecting it, you are required to lodge it with the body in your autonomous community within the term set by its regulations. Failing to do so is punishable.
Can I raise the rent every year?
Only if the update is agreed in the contract, once a year and using the applicable reference index. In areas declared as tension zones (zonas tensionadas) there are limits on the update and on the rent of new contracts. We review your contract so you update it correctly and within the law.
How is what I earn from renting taxed?
Renting out housing generates income from immovable capital (rendimientos del capital inmobiliario) in your IRPF (personal income tax), with the deductible expenses and the reduction of net income that applies depending on the type of contract and the regulations in force. We leave it calculated and in order for your tax return.
My tenant isn't paying — what can I do?
The debt is claimed and, if they still don't pay, an eviction claim for non-payment is filed together with a claim for the rent owed. The sooner you react, the sooner you recover the property or get paid. We handle the whole procedure.
Is a primary-residence contract the same as a seasonal one?
No. The LAU (Spanish Urban Leases Act) regulates them differently (duration, extensions, deposit, taxation). Using the wrong contract can cost you dearly. We prepare the right contract for each case.
